Sounds like a good deal and a nice place to roost for the winter.
The amount of the monthly dues has a lot to do with the amenities in these kinds of places and of course if your the type to not use the amenities it just doesn't make sense to buy a property in a community where you wouldn't take advantage of the amenities. Our HOA fees are 335 per month and include unlimited access to 27 holes of PAR 3 golf, 14 tennis courts, top notch large Gym, 8 swimming pools, billiards room, library, restaurant, bar, RV parts store with excellent prices, two club houses, full time activities director, all maintenance of the resort and personal lot done (except trimming of trees on your lot) etc etc etc. However, if you are not a golfer or really active type sports person the numbers can get to the not worth it column pretty quick. Lot prices are anywhere from 50 to 200 thousand and are 35 X 70 and up. Most who buy these properties are here for a long time and after 8 or 12 years they tend to pay for themselves. Many rent their lots out when they go on road trips and monthly rents are anywhere from 1100 to 1600 per month depending on what location, what the owner includes, (furniture, golf cart etc). I would recommend anyone buying a property in a place like this to look at a 10 year plan and make decisions based on those numbers. Even Par 3 greens fees for 2 people 4 or 5 times a week can add up 1000 bucks per month pretty quick. Depending on how many months per year you intend to use it (or for that matter rent it out) it can make sense...or not.
