Have prices gone up in RGV?

Last time we stayed there 2 seasons ago, we paid $375 / month in Harlingen. Now the same park wants $475. With the $CDN devalued by 25%, that's an enormous increase. Well, it's an enormous increase even without currency considerations.

  • If you do the math, there isn't any way that a park is making much money even charging $475 a month. Say it has 100 sites. That's $47,500 a month. Figure 4 months MAX, that a gross of $190,000. That has to pay the utilities other than electric, pay all the labor (front desk, lot maintenance, cleaning restrooms and office etc.) Has to pay the electric for all the common areas. Has to pay for repairs, upgrades etc. Has to pay for supplies (office, pool chemicals and other assorted items) Has to pay advertising, has to pay taxes (property tax in Texas is very high) and then also make a return on investment for the owner. None of those costs have stayed stagnant over the years.
    I suppose the park could have been progressive and raised rates $20 or $25 dollars a year, but like many businesses, they probably got complacent and kept things the same for a number of years and now has to play catch up. The fact is not too many people are going to change their winter plans over a net price increase of $400.00 for the season. ON EDIT: In the US we have to pay all our bills in US Dollars. The valuation of foreign currency isn't something our creditors consider. The Canadian Dollar falling 25% doesn't cause our costs to drop. The fact of the matter is with gas prices falling, you can probably recoup nearly the cost of the price increase in your fuel savings for the trip.

    We have been able to rent out our place in San Benito for Jan, Feb & March. Would have preferred a 6 month deal but could not find one. Our yearly lot rental was $3,400 American but that is $4,250 Canadian. With the added cost of emergence travel insurance, 25% on top of all purchases such as gas, food, entertainment and cothing we could not see any way of swinging it on our fixed income. Now comes the question of to sell or not to sell.
  • I attend a lot of park dances and driving through many of the parks here in the central RGV last winter was like driving through ghost towns. I can't imagine them raising rates for the 3-4 month renters, maybe for the one month units. Which are you looking at?

    I can only speak about Florida, but similar parks are at least half as expensive in South Texas.
  • Might be a one time deal at only your park. Our park went from $400 to $500 about two years ago. That caused 100% full to maybe 80% full. I'm guessing same money, less work is the reason parks do that.

    Thinking the lower CND dollar will have a sizeable impact on snowbird area's. Which may, or may not, be good for US snowbirds. Only time will tell if prices will go up to cover the loss, or rock bottom deals will occur trying to capture the small audience.

  • Not sure about the RGV, but where we are prices have increased slightly, but this is due to demand. Almost, all parks are 80% full and will be 100% by Winter Texan time. There are new parks being built, one will open in October.
  • I know a lot of places in our park in the RGV were empty last year. The ones for sale have really high (I think) prices on them. Since I am a landlord back in Indiana, I would be lowering those prices to get the places filled. People don't seem to realize that vacant properties do not continue to appreciate in value. Especially "trailer-type" dwellings. They need to be renting/selling according to what the market will bear, not what they unrealistically think they have to have.
