Ideal RV space size for new park?

What is the ideal space size for a new RV park?
Greetings, I am in the design stage of building an RV park on 5 acres in Northern CA. With all of the fires in the past couple years there is a tremendous need for RV parks. This project is close to home for me, my inlaws lost everything in the Paradise, CA fire. This area i live in hosts long and short term travelers, RVs and 5th wheels. I'm looking for input to help lay it out. Who better to ask than those who would use it. The dimensions of the park are 245'wide X 775'long

  • Will your city or county let you design the park and the approve the plans? Are you licensed? Suggest you check. Also suggest you check on adequate water, sewer/septic and power availability. You don’t want any surprises after lots of work.

    I want to be able to open my slide, extend my awning, and still have "my space". I want a small fire ring. I love pull-throughs, but, angled back-ins will work fine too. A nice shower, with ample room for personal belongings, and enough hot water for my wife to wash her hair & that does not cost an arm and a leg. I don't care if I have full hook-ups, but water and electric would be nice. A small place for the grandkids to swing, slide and teeter totter would be a bonus, for sure. As for size of an individual site, 60'deep by 40'wide is plenty, but more is better.

    30x70 pull through site. 50/30A not located next to water, dump in the rear and secnd on well forward, water.
  • Doesn’t seem like enough ground but I’d suggest visiting other RV parks and copying their layout.
  • Kinda depends also on how many spaces you need/want to have, how much space between sites, all pull throughs or mix of pull and back-in, what other buildings, dump stations or all full hookup, or facilities ( bath, dog walks, common area)? Room for office/store, maintenance equipment buildings, propane tank, visitor parking. You planning on both short and long term users? Going to have separate place for them? You planning on all comers or just RV’s no tents or pop ups? Make sure you have adequate sized roads to allow big rigs to maneuver.
