I just did a quick search with THOR, HEARTLAND, KEYSTONE (part of Thor) & FOREST RIVER. Here are a few that I found. They are mostly Travel Trailers.
Heartland Pioneer RG28
XLR HYPERLITE 3212 (12'-6" garage)
XLR MICRO BOOST 29XLRE (13' garage)
XLR BOOST 29XLRX (13' garage)
KZ SPORTSTER 311TH10
If you want to stay at or below 36' & want a fiver toyhauler your best bet is an open floor plan (no separate garage). You will have a lot more to choices. - lincsterExplorerI have a non garage model. Toys are in the "livable" space.

Things change over time so hard for owners to know what is being made today. Keeping it at 36' with a 12' garage will be a big challenge. I'd start checking Genesis RV and Grand Design.

Can build anything with a big enough checkbook….even though there are many plain ole toyhaulers that meet your 12/36 requirement.
