IMO walk away. The awning is no big deal but the floors would be a deal breaker. There's either a leak or a design flaw. fixing the floor is a temp fix.

Would add that there are some really good solutions for bikes. Our current rig, as well as a previous Cougar, has a slide out bumper with a built in bike rack that easily holds 4 bikes. Something you might want to look for.
