Ave cost for rubber roof replacement

What are folks seeing for repair costs to have the roof replaced with another rubber EDPM one? Was told it runs around $10,000.00 (for a 35' range 5er) which I thought was absurd.

  • I got a relatively small area of damage on my old trailer a few years ago from a jagged tree branch and had a guy come out and do a small patch for a about $350. It never leaked a drop and a sold the trailer a few years later. I mainly bring this up for anyone reading this wondering if the roof can be patched in small areas.
  • I called RV Armor that jnharley posted and was quite impress with their product and video. Lifetime transferable warranty and existing roof stays in place. Cost is $120/ft, so to do a 35' 5er would run about $4200.00 and they come to your door or where ever you are to apply it. 2 day job. Though our roof is still okay, it's 10 years old and this stuff may just be the cats butt.
  • We had the roof replaced on our 30ft 5er last year. New decking, all new roof vent fixtures and new trim on the sides. Just over $4000. Just took about a week to complete.
  • Had a self inflicted accident , DUH, cost to repair and replace complete roof on 28 foot 5TH wheel. $ 11,000 . Lucky for me insurance covered with no deductible.
  • 2 years ago when in Florida, a small tornado went over our Carriage Carrilite 5th wheel and broke off lots of large and small tree branches which fell butt end first like an arrow and tore the rubber roof and also gouged the 3/8" plywood under it deeply in 6 places. One gouge had fractured the plywood under the gouge but didn't penetrate all the way thru as in an open "hole". Had the roof replaced here in West Michigan as they wanted $3100 more out of our pocket than the insurance est and we'd have to stay in a motel etc for the 5-6 weeks replacement timing after they got it into the schedule. NO WAY!

I patched the roof rubber really good (no leaks) and when we got back to West Michigan, called 2 places and both gave an estimate price of less than the insurance estimate and I told our insurance who we wanted to do it and it was OK'd.

3-1/2 weeks later it was done and they also had glued and screwed a new second layer of 1/4" exterior plywood over the original plywood and then sealed the top of the new plywood (which was in good condition other than the 6 gouges) and sealed with a moisture barrier and with blowing heat having dried it for 3 days inside the building so it wouldn't off-gas affect the new rubber membrane as required for the membrane's warranty. The Florida repair quote only included spot filling the 6 gouges locally.

Total bill the insurance paid was just barely over $4,000 and because it was lower than their own estimate, there was no deductible for us to pay. A beautiful job done and it looks truely new because they also replaced all the moldings around the side at the roof edges with new. Our Carriage OEM rubber roof wraps down over the sides approx 4" - 5" so the cap molding is in full view always and would be an eyesore if old molding was re-used. BTW, the Florida estimate did not state any new cap molding, but the 2 in Michigan did. That molding is not cheap either as I saw the price!

Rubber etc roof replacement costs vary so greatly from region to region and by various repair places! $10,000 is over a double ripoff and beyond insane!
  • $6000 plus to replace the roof on my 38 footer. This included replacing some decking and all new vents and covers on the roof.
  • We paid $7k for our rubber roof replacement in 2008 for a 40 ft 5th wheel and the original rubber roof was only 4 years old. It was so fragile, you could tear it with your hands. And yes, it had been taken care of properly and the warranty was a joke. If we ever need a new roof on our current 5th wheel we will be looking at something other than a rubber roof like RV Roof Amour.
  • trees poked holes in the rubber roof of our new 40 ft Alpine in Sept 2013. repair was $6700. some of the paneling under the rubber was replaced.
  • The roof itself isn't the cost driver. The labor needed for removing & replacing the AC, taking off the old one, cutting all the misc. holes and fitting the new one are what makes it expensive.
  • The average price I have heard of is $150./foot. Which would = around $3,450.
That does not include any substrate or other repairs that may be needed.
