My roof has never leaked nor given me any problems at all. However when I started seeing some black on the roof I purchased the Dicor products. If my memory serves me correctly I think it was a two or three step process. I was very satisfied with the results and the roof is still doing great.
From what I have read when you start seeing the black on a rubber roof it is time to reapply the coating. Now if you have experienced leaks and water damage we are not talking about the same thing.
The cost was around 300 bucks and that gave me enough for three coatings of the final coat which was an overkill but I had the time to do it.
