Normally a gas engine MH will only have 1 battery for start. The 2 batteries in the back should be for the house. The switch in back would be to connect the batteries to house electrical. Could also be a way to connect all batteries together.
-12 volts could be because test lead were reversed. Could also be that batteries were installed with positive and negative reversed on batteries.
