Buying a used Fleetwood Flair 22' .....NADA ...low?

I have a deposit on this Flair: http://www.campingworld.com/rvsales/Class-A---Gas/1994/Fleetwood-Flair/401449/ In my search for a small Class A I found that NADA is really low compared to retail...

The deal might be dead...Camping World tacked on a $399 "Dealer Documentary and Administration Fee". I had no knowledge of this until I looked at my receipt on my deposit. Even their disclaimer on the main page I posted does not mention this(even though the whole disclaimer is written in an almost invisible text)..........I do not like surprises....especially since it ain't Christmas yet.
