Buying a used Fleetwood Flair 22' .....NADA ...low?

I have a deposit on this Flair: http://www.campingworld.com/rvsales/Class-A---Gas/1994/Fleetwood-Flair/401449/ In my search for a small Class A I found that NADA is really low compared to retail...

J&J, I can say that my 1 ton Chevy Duramax rides rough until it has some weight on it. My Truck Camper weighed 5K and the truck rode it's best when it was on the bed....maybe the same principal...stiff springs/coils?

Welllll, let's just say I am ok with the NADA on the '96 since I just put a deposit on it. I will inspect this one in person this week;
