Over the years I've sold a lot of property and the price is $45,000, not $44,900. I tell the prospective purchaser that it's a NON negotiable price. If they offer less I say I'm sorry about not negotiating and the price is $45,000. The second time they offer me a lower price, I raise my price by how much less they offer. Hopefully they show me their back side as I really do not want them in my subdivision unless it's the last lot and then they will not be my PROBLEM.
Like Dennis, there is a message here.
If you priced it too low, that works great. If it's at or above market price, expect to sit on it a long time. I see it all the time. An item for sale forever because the owner doesn't understand the worth and gets too caught up in being offended by offers, so it never moves.
As buyer or seller, you have to decide what price you will accept. Once you do that, those willing to negotiate will typically win as they will always get at least their acceptable price but will typically get at least some movement in their direction. If you are patient, you can typically get a big movement in your direction. Just bought a boat for 1/3 off the list price and the list price was already about 25% off the price of comparable boats. We did offer to walk away at one point and they came back a week later and accepted our offer. No hard feelings, it's just a business deal.
