Does Furnace need propane to work: YES, also 12 volt DC
Does hot water heater.. This is a bit more complex.. Some folks have dual power water heaters (120vac/propane) these also usually need 12 volt for control
Some older ones you manually light a pilot, they may not have 120vac option (You can add it) or need 12 volt for control (you can not add this)
