Wow water leaks, electrical outlets, converter, etc., sounds like our old orphaned '79 "Higgins Delta" 23 footer. We were noobs, bought on impulse for 13K and spent 8K more on it the first year, eventually got some real use out of it and much later sold it for $4500. Old rigs can be a real adventure with amateur wiring to figure out, goofy acting furnaces and water heaters, etc., etc. Never did make overhead area structural repairs, always had some mold smell.
If you need to replace the converter the Progressive Dynamics PD9245 is a good easy replacement. US brand house batteries are supposedly as good as Trojan T-105's
