"...as long as it is maintained and look good." And there in lies the problem. I don't think anybody on here would complain about anything as long as it's maintained and looks good. But I can show you some otherwise fairly nice RV parks in California that have permanent trailers and park models in some of the spaces and they are not maintained and don't look good. We've all seen them. I don't necessarily blame the owners of the trailers (although it is there fault) but I blame the RV parks for allowing it. They should put the rules right in the lease and then enforce them. Chris Rock used to do a very good comedy routine about how it doesn't cost anything to clean so you can't use being poor as an excuse.
MSmith, I agree with your post. It's the run down units that set the tone of the park. We were in a private upscale park in Utah that was 'clean-as-a-whistle' that catered to both RV's and had a huge section of perfectly maintained park models.
There have been a few KOA's that will allow long term renters and I've just not seen a good one. I try to pick parks that are RV only non long term.
