Sounds to me like that lady knows her coach. Everything she told you is correct--no electric in the water heater, fridge runs off propane when not plugged in. Miles are low, year is newer for the price. Itasca has a fiberglass roof not rubber. We have a 2003 and it is a good build inside. I would not mind the side bed, but with an entertainment center above you don't have many options for sleeping. Still a reasonable price for that rig.
