land is not cheap even way up North in the U P. The rules and regulations are also pretty stiff. Then you have the " waters of the US " regulations. I don't even claim to know anything about that cluster. I have a place about 40 minutes North of the bridge in the middle of the Hiawatha Forest. You can't drill a well without the feds and the state watching over the whole drilling operation. and now if you have electricity on your property and you want to put in a well you are required to put in a drain field. It would cost more to do all of that than what the cabin is worth.
