The REAL difficulty here is trying to impose "your" standards on everybody else AFTER THE FACT. I think that the people who want to radically change the rules are the ones who should instead be looking for an place that already conforms to their requirements.
I live in a "deed restricted" community that is governed by an HOA (one of the "special" Florida ones but that's another story). We have very strict requirements....but they have been in place since the first foundation was poured and have changed little over the years.
I knew this when I moved in.
We can debate this until hell freezes over but this really is a LEGAL matter and trying to work your way through it without legal counsel is a fools errand.
