I cannot imagine anyone would shop for home first, then location. Local real estate exposure, and hence sales, is almost exclusively achieved by listing the property on MLS. This can be done without a realtor, but realtors will likely steer their clients away. I will always use a realtor when selling real estate. They know the local market, have the best access to buyers and their knowledge of local pricing will help you avoid pricing too high or too low. That, combined with their experience dealing with the paper storm created by a sale makes any commissions money well spent.
