If the roof is good based on what you stated it could be an OK project. The club house idea is valid. When we bought our 1993 GBM in 2007 when the kids were 9 years old that was what I was going to do with it had it had serious drive train issues. Turned out to be a fine MH drive train wise but the house part was OK for an old MH.

Very strange. - TexasShadowExplorer IIif nothing else, it would make a terrific "club house" for kids. you could forget about the motor part and just concentrate on making it a nice play house..and spare bedroom for when you have extra guests.

There hasn't been any common sense in CA for quite a while.
