Have you tried getting a camping spot on the CA Coast in the summer? Plus it's 12 month camping and as noted has a process for selling. It sounds more like a fractional than time share.
If you know you like Pismo, biggest question is do you have disposable cash? If so, check out the legal particulars and talk to current owners, then sleep on it before making a decision.
EDIT: Big question: How easy is it to book a spot once you are a member? Do you have designated weeks plus float days? How far out to book? Eliminating this hassle would be part of the attraction for me. Condo Fractionals at Tahoe are set weeks plus floater weeks so you can know you have Christmas, Spring Break, etc.
All good points. Central California coast is BUSY from April-Nov and getting a space takes luck. My dad/mom had a membership here for years in the 80'-90's and would stay in Pismo (Portuguese Palm Springs) for a month at a time since it's hot (many days of 100) in the SJ Valley. They got most all of their $$ back and probably could have turned a profit. We've had numerous family parties there and booked the clubhouse for birthdays. Pool is great too. And yes, the walking distance to restaurants, cafe, beach, etc. is perfect. Found memories of all of us kids/grandkids spending time there with mom/dad.
