If you see new screws after they fixed, probably because old ones were to rusted out to re-use. If old screws are still there maybe they only put some caulk on to look good. That's to your benefit actually. Because you could pull a screw or two and see how rusty. Most screws are a little bit rusty, but a lot of rust, screw is getting wet some somewhere. Seal test is a good idea.
