As the owner of a house that is rented out, I will never rent to anyone without the stipulated right to enter the premises for inspections/repairs/emergencies. I have had too many tenants tear the place up to give up the right to inspect and/or repair.
That being said, up to now, I have never entered the house without calling the tenant and getting permission. I haven't felt the need, but I retain the right.
