Thanks for the replies so far guys. I will drive down there tomorrow and inspect the black spots very closely and maybe even take some cleaning materials with me and see if I can remove these spots or speckles. However, as you probably know EPDM material is white on the top, black on the bottom. When the white top coat leaves for whatever reason; age, sun, cracking, etc, this then exposes the bottom black layer which is what the RV man said you can see by looking at the roof and seeing these black speckles, spots, etc showing through. It seems to make sense to me. I will check it further to make sure it is not just dirt or mildew. If it is the black material showing through, would you agree it needs a re-coat at this point?
