I have been on both sides of this business so I'll give you my experience on this:
I rented pop-ups from an individual who owned 3 or 4 units. That worked great for us. They were close to home, about $175 for a three day weekend in the early 1990's and the owner was easy to work with. After so many years his units became old and worn as so did he and he decided close his business.
We found a rental program similar to your model. He did not own the units. The RV owners would store their units at his facility and he rented them out, splitting the proceeds 50/50. This allowed us to rent a variety of hard sided travel trailers of different sizes for $350 - $400 per weekend. This worked out great for us in the late '90 early 2000's. At that time I thought he owned the units. One day he mentioned the owner of a unit needed to do something and this sparked a line of questioning. He explained the whole business concept. The comment that interested me was the camper pays for itself in 3-4 years, then the owner will sell that one and buy a new one. I saw this as a vehicle to own one without accruing a lot of cost so I bought a low end, enter level unit and put it in his program. I rented it for 4 years and then took it out of the program and used it for another 4 years.
The pro's:
It did pay for itself in 4 years.
I did not have to store or maintain it other than buying tires.
The con's:
The door frame was bent from people bringing in who knows what
Bath tub scratched from someone putting a generator in it
Window mechanism damaged
Kid's with crayons
aluminum siding dented
major cushion wear
excessive interior wear and tear
There were other damages that were repaired at renters expense.
Would I rent again? If the need arises, yes.
Would I rent out my unit? If I owned a unit I didn't use much or care about, such as a hunting camper, yes.
Would I rent out my current FW? No Way Jose!!!
Nobody has slept in our bed or used our restroom but DW and I and we will keep it that way.
