When we bought our current M/H we bought it from a private seller. He owed money on it so he didn't have the title. I went to my bank and talked to the branch manager. She set the entire deal up, did the payoff via wire transfer. She had them send the title to my bank. When it came in she called me (2-3 days) and I went to pick it up. She took care of everything including taking the money out of my account.
The seller was happy with the way it was set up. He got a check from his credit union for the overage.
Let the bank handle it for you. It's a FREE service they provide their customers. They know how do deal with all types of situations and are professionals. They will insure the checks you get for your RV are real and the money is there to back it up.
DON'T turn over ANY keys or give possession until you know the REAL MONEY, not check, is in your account.
