I was thinking more along the lines of a window leaking into a wall where extensive damage would result over a longer period of time...that is not a maintenance issue and in many cases the leak and resulting damage go unnoticed until there is major problem.
Similarly, I was thinking about freezeups when the unit is in use and heated but a pipe gets too cold and freezes causing a flood.
I'm really just curious about how different companies phrase their policies...the issue is that I seem to not be covered in these two scenarios, as well as others that come to mind.
