TPO roof not coming clean

I am looking for some help in how to get my TPO roof clean. I have a 2015 jayco Eagle HT and cant seem to get the roof clean. I have used mild soap with brush, pressure washer, hand brush. It still has stains from leaves and from boots when on it wet and dirty. What can i do to make look new again?

  • Thank you all for your input. I do wash a few times a year. I will just have to learn to let it go.
  • A cheap spray cleaner with bleach from the dollar store will bleach out the stain color.
  • I used to use Simple Green once in a while, as I recall it worked well.

    Xtra Duty C made by Apter Industries.......that will clean it like the day it was made, but its really strong stuff and you have to dilute it a lot and be really careful. Wet the roof, dilute the super C 50/50 with water in a small spray bottle and spray a 3 x 3 area at a time, let sit for 30 seconds, a quick brush and rinse with lots of water. Do not let it dry on the sidewalls. Do it in shade.

    Once clean keeping it treated with 303 every 6 weeks or so will make it much easier to clean the next time. Buy a gallon of it and use a sponge mop and a 10' step ladder. It takes 15 minutes max. Dont worry about cleaning it. The 303 will stop a lot of stuff from sticking until the next yearly cleaning.

    It's all generally a PITA.

    With an EPDM rubber roof membrane, yes - with the TPO vinyl roof membrane the OP has, no - the outer layer does not rub off. That's one of the main advantages of TPO - it doesn't chalk as EPDM does. Regardless, once stains are embedded in the material it's not coming out.
  • I used to place a bar of lava soap in an old sock .. put my son on the roof and he scrubbed it clean. Looked brand new. When son moved out I decided that looking new wasn't necessary.
  • rule number one, don't worry about it. you can scrub until you wear a hole in it and it will still look dirty
  • The harder you scrub the more of the outer wear layer you take off. Lightly wash it with mild soap and a soft brush and rinse it off maybe once or twice a year. That's all. Nobody will notice, or care.

  • When I had a EPDM roof, it was the same. No way to get it pure white. I cleaned it real good with Dawn dish detergent let it dry, and put two coats of Kool Coat on it and it looked good for 12 years.
