Hate to say it, but it's a buyers market. She's priced too high. Quite obvious it's too high if it hasn't sold yet. Evidently, others in her area haven't sold either or they would not be listed, they'd be gone.
The buyer is the one who truly determines the value of any item bought. If the buyer determines the price is too high, it's never going to sell. Once someone gives a price and is willing to pay that, that becomes the price or value of the item at any point in time.
Your MIL esteems the value higher than everyone else. For her, she was willing to pay the original price, but now, no one else deems the item with that same value. The price the buyer presents, is the the real value at any point in time.
