The black area of roof you are looking at is most likely the black rubber roof material. You don't need a new roof. Just do some research on EPDM coatings and pick one. I use the one that Camping World sells. They sell a primer that goes along with the EPDM coating. Give the roof a good cleaning and a good day to dry. After the primer coat, apply the EPDM coating and you will not need a new roof. I have been doing this on my 96 Sunnybrook every three years. Seal all the joints like around a skylight, antenna and any vents with self leveling sealer after the cleaning and before the primer.
