We put a cold weather test on the new rig last month. 3 nights in a row with temperatures in single digits. First 2 mornings we found no hot water and no water in the bathroom. Cold water available...

Agreed. I know of other local campers who’ve had similar problems with their hot water heaters. That and the paragraph in the book referencing high altitude operation.
Propane is sold locally as, well, propane, but what’s actually is in the mix I don’t know. I do know that my furnace, stove and fridge all burn it nicely.
