We extend ours, spray both sides with bleach solution as above, roll it up for a30 minutes or so. Unroll, scrub spots with a long handled brush, air dry and retract. Takes about an hour. We do this twice a year.

This is exactly how we do our awning with maybe the mixture being a bit different, not enough to change yours. Our neibours next door who have been RV ing for 60 years told us this method.
