The furnace will use 12v power of course, along with the propane, but the 12v will come from the converter. Same for the 12v lights, although you can use a 120v "trouble light" when plugged in of course.
IMO, even if one batt is ok, you will need two eventually, and the usual idea is to make them the same age and model, so if that is the plan, you should not spend any money on the one "good" battery if there is one, since it will be an orphan in the Spring.
