On the removing the Air Conditioner issue
I have been toying with the Idea of using a dry wall Jack.
the jacks go 10'6 high and hold over 200LBS
a sheet of plywood ( or 3 planks ) under the jack and no problem rolling it back enough to lower the ac down.
I have hung a lot of dry wall with one.
