Most RV used a type of rubber roofing called EPDM. Based on your RVs age (over 10 years old) and because you have evidence of leaks, it is time for a complete tear off, inspect, replacement of any rot, new decking and roof.
Re-coating annually is not necessary, even in places with a lot of UV. What should be done is wash the roof and apply a good UV protectant, like 303 Protectant, twice a year.
