I would like to share some info and maybe ask some questions. Up until a month ago, I had a 2004 Lance 1121. Unfortunately Hurricane Michael planted a pine tree on it and the insurance company totaled it. We are in the market for another camper, more on that later.
I am familiar with the wood rot issues. Last year, we took our rig to a place in Auburn, GA for repairs. They completely replaced both lower rear skirts using pressure treated plywood, pressure tested for leaks, stripped ALL sealer and resealed everything and did a very nice job. They sent photos along the way. We knew we had some water intrusion also in the left cabover side, but hoped the reseal would stop progress and be OK. Had it not been totaled, we probably would have had to have that repaired also. The repairs were not cheap. What we had done, cost about $10,000. Yes, it might have been better to look for another, but we liked THAT camper. Fortunately, we did not have any problems with the slide out area.
Repairing significant structural damage is not for the faint of wallet - if you want it done right.
Now for our look at replacement (might also be helpful for the OP), we have pretty much narrowed our search on the Lance 1181 or 1191. Many are available and I believe all have the aluminum framework. We find lots of variation in windows, accessories, dinette layout, Etc. so we are trying to decide the combination that best suits our needs. What we will do however, is make darn sure there is no indication of water intrusion - repaired or not.
With as much water damage as you are showing, I bet there is a lot more elsewhere. You may want to consider that in your project. Good luck.
