Go 14 if you can. I sure wouldn't want to have to unload the TC and have to wheel it in all the time. Especially if you get to design the building to your RV specs.
And as mentioned above for resale. If you are going to build a toy garage on the property, make it tall enough to entice the FW, MH and boat potential buyers. Property with toy garages on them make them very desirable to home buyers.
