I use Dicor Rubber Roof Cleaner (and Dicor Rubber Roof Protectant) from Camping World. I spray the cleaner on and scrub (lightly) with a medium bristle brush. (I tried a soft brush, but that didn't cut the dirt.) After cleaning and rinsing the roof, I let it dry and then apply the roof protectant.
Once in the Spring when it comes out of storage, and once in the Fall before it goes into storage.
