Newbie- we bought a lemon! Delamination issues

Having been through repair of rotted wood and leaks, my opinion is this....
Look up Rot Doctor product, and use it where possible to avoid tearing out wood.
Ignore or minimize the delamination repairs.
Seal the leaks. Do good research on same.

What I'm trying to say is, do as little as possible while stopping the leaks and rot. No less, no more.
