The Roo 21DK is under 5000 pounds -- fully loaded with 1200 pounds of "stuff.". Meets your spec with weight to spare. Only seating, though, is the dinette. No sofa. The Roo 23SS is under 6000 pounds fully loaded with 1800 pounds of "stuff." You can certainly keep it lighter than that!
