Thanks "Old-Biscuit" A 15/16" deep well socket did the trick. After cleaning everything up I can see that a new wave washer and o-ring are needed on the worm gear shaft and new o-ring under the housing. Also as mentioned I sealed the roof a year ago and I can see that there is too much sealant around the base. I'll shave some off to keep the water from pooling around the base.
