That stuff is not something you can simply vacuum up, either, it embeds itself and stains any surface, so it took alot of scrubbing to get it cleaned up and the socks I had on are likely a lost cause, but, the upside is the fan is working again, for how long, I have no clue, but it's work like it did before :).

When you had it apart you should have added in a plug to the 12 VDC line to the motor. Then if you ever need to do it again you could just unplug it and take it outside to work on.
