Mobile Home sales in RV park

People should be aware of the latest retiree deal in Florida.Many RV parks now offer for sale or owner resale of Mobile Homes in the RV Parks.You own the home but the park owns the property. We purchased one of these thinking it would be a great retirement deal. NOT! We have been here for 3 1/2 years and have seen the rent increase by a minimum of Two hundred forty dollars per year in addition to $175 a year for mowing. We pay $20 per month for trash pickup while the RV section does not pay for this or for mowing although they require mowing every time we are mowed and they generate as much trash.They also pay less per month for lot rent even though they may live there year round. We also have encountered discriminatory rule enforcement. Such as lots beside us with no paved drives or pads and autos, trucks, boats and utility trailers allowed parked on the grass, yet we are threatened if we move our autos onto the grass to move a vehicle around. We have been threatened for having our motor home parked in our driveway for two or three days getting ready for a trip. Our park had just finished a new addition and failed to make room for vehicle storage which was always provided and promised before now we are being told we have to move our extra vehicles to a rural farm for unsecured storage. Be aware that when you buy a home on somebody else's land you are at their mercy and their whim. Even anything in writing is subject being changed. We even have wild Peacocks and peahens, which carry "Bird Flu" virus and go on everything even our cars. We have complained about them and had nothing done about them. They are classified as a Nuisance animal and non protected by Fish and Game, told to kill them by the sheriffs office or trap them yet the management refuses to do anything. We are looking at trying to sell our place and move to a home where we own the property. Enough is enough.

Summer birds as well, I've had a seasonal spot for 13 years. The county doubled property tax in one year on the park. Someone has to pay for the increase. Still think I'm getting one heck of a bargin. I show up and enjoy, they take care of maintaining everything but my trailer. To me management and fellow patrons are like extended family.

I noticed most folks here think your talking about a park model but from your post you are talking about a mobile home.
I had a uncle live in a trailer park for years in his mobile home and everything you are complaining about is normal stuff. Their property taxes and upkeep expenses go up. Who do you think is going to pay for it?
I am sure your welcome to hire someone to move your mobile home and leave. Someone would move a newer unit in.

Feel your pain. I have seen many of my city friends buy into what is called "seasonal" campsites. The land 'never' goes with the park model and yes you are held hostage by the land owners good ones and the bad ones.

Albiet I have seen people use this arrangement for years without encountering problems.

Sadly Your owners seems to be the worst of the worst. Can you get all the renters together to present the problems to the Owner?

It might just be you have a real jerk Property Manager and the actual owner is not aware of the undue hardships put on the renters. Also I would seek legal advice on changes made to a contract that you have signed. Something sounds a bit fishy about that part that they can just 'change' your signed contract.

I'd definitely contact an attorney about all what was in the contract and the time you signed it and what parts 'they' are violating now.

So... is it $240 per year for each of 3 years (a $20/month increase each year - $60 per month higher in 2019 than 2016) or is it $240 per year over 3 years (so a total increase of just under $7/month over the 2016 rent)?

It is fairly common with a park model to own the unit but rent the site. Not just in FL but in many other states.

Either way, it does not seem at all unreasonable. Also looks like this is your first post on this site?

I would put some wheels on that thing and roll. And then again $35 per month increase over 3.5 years does not seem bad by CA standards.

Many places in Fl (Clearwater) this is the only option for an extended stay in a desirable park...I just had to take this option to spend more than a week near my son in Dunedin near clearwater... Yes the lease on the lot is "Market driven" and one would be a fool to call this an "investment" but to buy a new unit on a hurricane foundation for $58,000 plus $600 a month a month to have a ubit across from the gulf...whats the option ? a 350,000 MH and $90 a night ?

That's what you get when you buy a mobile home in any park where you don't own the land, its a bad investment and only cost more $$ as time goes on, sell it and live in your RV and travel more..

I am highly skeptical of the claim that the sheriff's office told you to "kill them" in regards to the peacocks. There was not a single case of "bird flu" in humans reported in the US in 2018. If the peacocks were actually carriers, as you state, the Federal government (CDC) would likely be taking steps to eliminate them. When domesticated flocks have even a single confirmed case, it is required the entire flock be put down. They aren't going to let infected peacocks roam. And yes, it is very common for rents to increase on mobile home lots.
Selling apparently is the cure you need to pursue. I strongly suggest you consider refraining from berating the park because you never know when your message will reach a potential buyer and cost you a sale. You will need to present all the "pros" to potential buyers and leave the "cons" alone.
