Leak from bathroom manual open vent

I found a leak after 2 days of rain, 6 inches yay. I have Maxxair covers over all the vents with the exception of the one in the living room/kitchen and the skylight above the shower which also leaked.

But I want to know why the bathroom vent leaked if I have the maxxaire cover over it? Is it possible the sealant still failed under there? Thanks!
  • Just curious what you had for wind? I've got Fantastic fans and their brand of covers. I'm sure wind could blow rain through the vent opening and past an open vent. I've seen wind force rain under shingles on a stick built roof.
  • The last water leak we had from a bathroom vent was due to a cracked flange on the vent where it mounts on the roof. The Dicor sealing the vent to the roof was high enough to form a dam that held water on top of the crack and let it drip through the vent assembly onto the bathroom floor. I got on the roof when the rain stopped and patched the flange crack with non-leveling Dicor sealant - all dry after that.

  • Look at some vids in link below. Basically, covers are a piece of plastic bolted over a vent hole, but where they meet the roof is not water tight.

    Maybe if you were to caulk them in somehow. But that would create other problems and wouldn't do that.

    In a heavy water fall rain or washing with hose, etc the water will get underneath them. The actual vent covers themselves prevent water from coming straight in. But the water runs down the side of the vent covers and under the bottom of the vent cover. And where your bath vent meets the roof is not water tight or it wouldn't leak.

    Another thing is when a hard rain comes along and the vent is open some rain drops hitting the roof slashes in sometimes, not much but some. Atleast on mine.

    Just about every year I pull mine off and give them a good washing and inspect the around the vents for cracks or missing caulking.

    I can see how a person reads "water proof cover" and think the water problem is solved.
  • The maxx air are designed to allow you to open the vent In the rain. It will not prevent leaks from old caulking. So may be time to have them checked and re sealed. I just had this same issue. You may also want to check the seal on the roof ac.
