The crack being in the middle above the slideout is nowhere as serious as being on either end of the slideout opening. Being in the middle says the beam has flexed, most likely from the weight of the roof and the cabinets inside and what was carried in them. Bouncing down the road or just a constant down force that caused the beam to sag a little over the 10 years. All that should be needed then is to properly seal the crack outside so water doesn't go in. With the crack being where you now have told us, that makes a huge difference and I would not be afraid to purchase the RV if you find no softness or visible water leak streaks inside along the slideout upper support beam area. The $15,500 price in the overall condition you stated is a good price. Thanks for clarifing it.

Just to make sure everyone understands this, the crack is NOT in any corner.....it is a vertical crack that is ABOVE the slide-out....NOT on the slide out. It is perfectly in the middle of the slide out in the middle of the coach itself.

To answer the question regarding the title....believe it or not, I have seen the title! A copy was made for us to take to our bank. I still have it...it is a clear title.

I would be concerned that the slide is not retracting evenly.
The corner with the crack in the wall would be where the slide makes first contact before making contact on the opposite corner.
By the time the opposite corner has mas made full contact, the cracked corner has way too much contact causing the pressure on the wall and making it crack.

it is NOT perfect for you - there are 100 more like it out there...

this could be a very bad decision for you and yours...

IF you still are adamant about getting it - read the fine print on an extended warranty to ensure it insures :) EVERYthing....

and hope you don't break yourself with the deductible !

On average, trailers in as good of shape as the OP says this trailer is in (without a crack showing of course) will easily sell for 50% 0f their new cost when built. Yes, it does depend on the quality build level of the trailer as a cheapie entry level trailer will usually be showing it's age and not be worth much when 10 years old but a high quality level trailer like DRV or Carriage etc will usually still look very nice inside and out and will sell used 10 years old for a higher percentage of it's cost when built. We see it everyday around here as RVing is huge in our region/area.

Also on average, the higher level RV's are usually purchased/used new by older customers who's kids are grown or gone and usually take better care of their RV's. They seldom have little kids or other age kids grubbing it up or breaking things and they are more particular. Some kids are not well behaved along with some pets anf of course there are some grubby adults also. One look at or in their RV's usually give them away instantly!

For a 10 year old 5th wheel the asking price seems way out of line. The club membership to me is a ripoff. Realize if you bought it the first stop would be a tire shop.
