I would not sign such a document.
Every vehicle I have sold (including a motorhome) has been sold using the Bill Of Sale downloaded from the State DMV website. That BOS plainly states the vehicle is sold "AS IS, WHERE IS, WITH NO WARRANTY EXPRESS OR IMPLIED".
If it is good enough for the State Department of Justice, it is good enough for me.
If it is unacceptable to the buyer, he can do his shopping elsewhere.
