Buyer Requirement for RV Sale - What's your opinion

Hi. Hey, I have my RV up for sale and i have a potential buyer that lives about 2 hours away. He wants his mechanic to look at it and i told him i wouldn't bring it up there for that but he's welcome to bring him down to my place to look at it. Well, he says he's interested and sent me a form to sign if he comes down and buys it. It is basically a bill of sale but has the statement: Seller agrees to allow Buyer 14 business days to have the vehicle inspected. If in that 14 business days deficiencies not previously made known by Seller are discovered and exceed $500.00 in total to repair or replace Seller agrees to pay for the repair or replacement.

I told him i was selling 'As-Is'. I'm not hiding anything from him, but i'm not fixing anything. What if his mechanic says it needs new tires (which it doesn't), then i'm locked into buying new tires. He's agreed to bump the repair amount to $1000. I'm still not comfortable with this arrangement.

What's your opinon on this?

Cash or wire. My bills of sale state "This vehicle is sold as is where is, with no verbal, implied or written warranty. I fill in the date and time, and sign it, with an acknowledgement signature by the buyer.

If they are truly interested, they will get it inspected. But my RV does not leave my grounds without me until it's sold.

I just sold my Truck Camper, the guy came from 2 hours away and found it satisfatosry then I delivered the camper because he had to do some mod to his truck first. He offered to pay for fuel for delivery, but I would have done it free. Once you get a buyer, sometimes you have to do some compromises, god knows when you get another one.

And I agree with others, you have to have your RV top notch before you get it for sale, once you have an interested buyer, you have to keep his interest to what he expect. Most of the camper I saw on sale in my province at about the same time as mine are still on sale, I am happy I negociated a little and that the money is in the bank.

I would offer to drive the unit to his mechanic for inspection before the sale. I would request a non refundable fee of $300 to cover fuel and one night of camping. Any price negotiations for deficiency should occur before the sale, never after.

Boy, answers all over the place.

Don't see a problem on agreeing on price "subject to inspection satisfactory to buyer-- with an 'inspection by date'". Buyer can do it himself or hire his tech to do it.

As to whether the inspection takes place where seller is (more common) or where the buyer is would be up to the two of them.

Were I selling and felt I had a solid buyer two hours from me who could not get away to see the coach-- would I drive to him? Certainly worth considering.

As far as money, I have used either wire transfer or a cashiers check BUT CASHIERS CHECK ONLY IF THE BANKER HANDS ME THE CASHIERS CHECK (too easy to forge one/cancel one). When my bank has cleared the funds (matter of minutes/hours with wire transfer), that is when title transfers.

It does'nt smell good, be carreful with this type of guy, you don't know what he has in mind. He might be trying this with a lot of people and waits for "fish ON". He wants the best of the two world, cheap deal with a wall to wall warranty, even a dealer would not give him this type of warranty.

Tell him you are willing to discuss the price after the inspection if the mechanics finds something. After the deal, have him sign a bill of sale stating : Vehicle inspected by buyer's mechanic, sold as is, no warranty, if he does'nt, too bad, no deal.

I'm guessing you haven't tried to sell a motorhome lately. They aren't the easiest things to unload, unless you want to practically give it away.

You're not a dealership in the business of selling RV's. This guy is looking for a warranty that even dealerships rarely offer. If he finds nothing wrong at purchase, he can buy his own aftermarket warranty, like good Sam offers. Why would you be required to provide a warranty.

I would politely tell the gentleman that coach is for sale in AS-IS condition. By the way, in most states, private party sales are always AS-IS. If he would like to bring an RV inspector with him, he's more than welcome. I wouldn't make any special offers to assist. If they find something substantially wrong, you can negotiate that into the price.

Personally, anyone asking for such an open ended warranty I would tell them, sorry, it's AS-IS, call me if you're interested with those conditions and be done.

But then you went on to propose a condition that might kill the deal.

The fuel should cost about $90. If he doesn't feel confident enough to risk $90, then he should just forget it.

I don't know how the RV market is where you live but here all the lots are full to overflowing and prices are depressed.....a LOT.
Of course, people tend to bring their RV with them to Florida and then......well, die.

I forgot to mention that the only pre-condition that I would put on this "inspection" is that if the buyer backs out because of the inspection results or for any other reason for that matter, the seller gets a written copy of the results.

About the only thing I might agree to would be a pre-purchase inspection from a trusted source. If he buys, then I would pay for the inspection. If he passes, the inspection is on him.

Agree with so many others, no way I'd sign what he is asking for. Like already said, that amounts to a 'blank check' warranty for him.

At the same time, though, you can't be too 'hard-ball' about it, or you may end up losing a good chance to sell your RV for a good price.

I would offer this as a 'counter-offer': OK, we'll have your mechanic inspect it at your location (2 hours away). I'll bring the RV there for the inspection, provided that you (potential buyer) pay for the gas to bring it there and back, regardless whether sale is made or not.

And, I would make sure to get the gas $$ from him BEFORE his mechanic gets to see it. Maybe agree to meet him at a gas station, where he will pay for you to fill it back up with an agreed upon amount of fuel before going to your mechanic? This way, if he backs out for whatever reason after inspection, you're guaranteed that you won't be out anything but some time.

Not sure about your RV you are selling, but mine, a 2 hour trip and 2 hours back, would burn up quite a bit of fuel. I would not want to 'eat' that cost, unless I was pretty certain it was going to result in a sale.

Depends on how desperate you are to sell. I would not sell under those conditions, but if he was offering a fair price and I needed to get rid of it, then I'd drive two hours and let his mechanic take a look at it. If they find something that shuts the deal down, then you're only out some gas and time. But if you have buyers lined up around the block or you have no need to sell fast, then you dictate the terms. No way in heck would I sign off on basically a blank check like he wants.

NO DEAL. He is a wise shopper and there may be repairs you are not aware of. Have the guy come to you. Finalize the deal. No 14 day trial. LOL

Whenever I have sold a vehicle I have used a format which says--"This ---- vehicle is Sold Is and As Equipped with NO Guarantee and No Warranty Implied or Given" I write my Sig.--get their Sig., write date. I always get cash and that dollar amount is also written on the Form as well as I.D. number and License number-make, model, year, etc. Good Luck, Lars
