Would like to know what folks think about OCP.

We have been traveling fulltimers for 13 years and members of ROD for 11. It is the only membership program that we have used absolutely free during that time. No surcharges, blah, blah, blah. Last use was 2 months ago. We pay $150/year for the privilege. Well worth it on the road. If you DON'T fulltime, forget any membership plan. They love people like you, they hate people like us. ๐Ÿ™‚

We hate Ocean Canyon Properties! Got suckered into purchasing a membership from a high pressure, lying salesman. We were told all OCP parks would be able to hold our 45' coach and that they were all very high end. We have stayed at Tees Rios, Its ok, they have a few sites large enough for us, but the park is mostly dirt, mud, weeds and burrs. Tried to get into Abita Springs, they told us that they did not have any sites large enough for us. Made reservations at Styx River for Christmas Eve and staying 4 nights. We checked with both the central reservations dept and Styx River front desk. Both said yes, they could get a 45 foot coach with 4 slides into the park. We stressed that we were looking for someplace really nice to stay because we had just spent 3 1/2 weeks in a repair shop parking lot because of a broken tow bar. We also told them it would be a late arrival since we were driving in from Ft Worth. Again we were told no problem and that Styx river is a 5 diamond resort. What a crock! The place is a dump and no they couldn't get our coach into a large enough spot. The 1 campground guide they sent to escort us to a spot smelled strongly of alcohol and did not seem that "with it". We asked him at least 6 times if they had a big enough spot and if we could fit down the roads. (from what we could see in the dark, we highly doubted it) He said "oh yeah, I can get you in. It will be a tight squeeze but you'll make it" Wrong! First he lead us into an unmarked, unlighted wall causing over $10,000 in damage to our new coach. Than the spot he lead us to was too small, neither long enough or wide enough. We than had to thread our way through a maze of coaches and vehicles sticking out onto the parks road to get back to the exit. We ended up having to leave the park and spend Christmas eve in a parking lot. We asked him what the hell? Reservations said you guys had a large enough spot for us and why did you direct us into a wall? We asked who was going to pay for the damages. His answer was "I don't know, I just work here." We than heard him say under his breath "I knew you wouldn't make it". Than why did he take us through there? On the map for the park it states "All vehicles must exit around the clubhouse". That is the way he took us. We called the main office and left several complaint messages. We got a call back from the VP of member services. His response was that 4 of their employees wrote incident reports stating they told us not to go that way but we insisted. He also stated that there are signs stating "no large coaches past this point". Both false statements. We told him we only dealt with the one employee so how could 4 people write incident reports? We also told him we had never been there before so how could we insist that we go down a road we had never seen. We also told him that the only signs up are signs that say exit pointing down that road and ones that say make wide turns. We'll you can't make wide turns because the driver side of the road is a wall that starts out a couple of inches tall than ends up several feet tall and the other side of the road is a blacktop buildup of about 6 inches with a dropoff of 12 to 24 inches on the other side of the blacktop. There are no street lights, no reflectors on the wall, no one to guide you around it. When we went in to take pictures a few days later we were threatened by several of their employees who were chasing us around in golf carts a trying to prevent us from taking pictures and than tried to prevent us from leaving. This company is circling the wagons because they know they are in the wrong. We are going to provide our insurance company with all the pictures plus the names of several other people this has happened to and tell them to go after OCP for the cost of the damages. We are also going to file a complaint with the Texas Dept of consumer affairs for fraudulent statement made at the sales presentation and another complaint with the BBB. If we have to take them to court to get our membership fees back we will. We are that mad about all the lies told to us and that they would defraud a brain cancer patient. This company has no morals.

We also are members of Mountain Lakes Resort. Can't get there as often as we would like.When we purchased we got a membership in ROD. We were told we could camp at the CGs in the book for $0. We quickly found this to be false. About 2 months ago we got a call from sales office at Mountain Lakes and asked us to come in for a chat. They wanted to see if we were happy with our membership. NOT! They tried to sell us an upgrade and membership in C2C for another $6000+. The sales rep was supposedly the owner's son. He told us there was a closing on a property in Pigeon Forge and another one I don't remember. We turned town the "upgrade" Didn't know until that day that there were different memberships for our home CG. Went to Gulf Shores Camping World. Met a salesman from there. Surprise!! He knew nothing about Pigeon Forge. Two new parks Indiana and NC, he thought. We are members but leary of what is to come with our home park. Found out the origional salesman, Gary, lied through his teeth. We do like the CG though.(Mountain Lakes) Long story short.....don't believe all they tell you.

I don't know much about Ocean Canyons business practices but, we stayed at Abita Springs last year and I was impressed with how they had improved the park over when WH owned it. We were welcomed under our Western Horizon membership and treated just like we were Ocean Canyons members in fact we were treated better than we have been at some of the Western Horizon parks.

Probably White Oaks in Indiana and Bass Lake in North Carolina; both Western Horizon properties. All of the Western Horizon properties are up for sale and, Ocean Canyons already purchased Abita Springs from them some time ago.

Ocean Canyon Properties is the name of a membership camping group that has 8 campgrounds in the south and 2 more now being purchased. There are 3 levels of membership and each has its own rules as to time of stay and time off property. We are members aned have used it for just over 2 years now and for the most part it is as advertised. I know the former ROD members are not happy about the 7 days off property.
Thanks for any input anyone has.

Well Sunkatcher, so much for the integrity of ROD. I can't believe they did this to all of their members. MAYBE THEY FINALLY REALIZED THAT THE SAME RULES HAVE TO BE FOR EVERYONE. Each year they seem to take away more, pretty soon you will be paying them at every stay.

Like everything else these days, wait a few days and things will CHANGE, seems like it is never for the good of the people.

Well said Wingtraveller, OCP has an evil agenda and has totally screwed up a good group that I belong to; ROD was started as a reputable camping group with high membership benefits. That has changed when OCP got involved; ROD changed the contract rules without a bit of concern for its members.
We travel snowbird style. Travel south taking a month, then in the spring travel north taking a month. We were able to use our ROD (Platinum) membership and go from park to park during those months. Not now! We must be OUT of the system for 7 days after any 7 day stay. This has TOTALLY changed my opinion of membership camping and I will not recommend it to anyone. Stay away from these frauds. Just when you think you have something worthwhile and have invested thousands of dollars they change the rules and you are left with a worthless piece of paper.
Anyone interested in an ROD membership? I am trying to break my contract and it all started when OCP bought into the group.

I was a member of Mountain Lakes in Gunterville, AL and when it was sold became a sister park to all the Ocean Canyon properties.

OC had the ROD rules changed to suit them and this mean't that those affiliated as sister parks DO NOT have the same rights into the parks as regular ROD members. As they bought up so many parks across the south they changed the ability yo use them. We used to be able to travel using all the parks 2 weeks at a time one after the other but that changed as for us we had to stay out a week between stays. The rules for us were different than the normal ROD rules.

ALSO be aware their contract (OC) is a forever contract. Read the fine print, they even tried to force me to pay them when I advised them they could take their parks and stick them where the sun does not shine. FOR ME it did not work as my contract could be dissolved by non-payment of dues.

Yes I am an unhappy camper when it comes to them so my advice is negative. I would suggest doing a bit of searching on the net and you will find plenty of others unhappy also.

I may be a jerk but I feel people need to "LIVE UP" to the contracts signed. Changing the rules for their members (FOR ROD) is a form of discrimination as far as I am concerned. After all if it is good for the goose should it not ge good for the gander?

We listened to their sales pitch and thought we could camp the rest of our lifes for what they wanted and have money left over. Now if they went belly up in a few years we would be up that creek without a paddle or the money.

I guess they have what some folks like but not us.

We like State, F S and C O E Parks much better.
