I have not found it to attack any more dirt then any other caulking. On the roof seams I usually apply a coat over the other each spring. I clean the surface first and then apply a coat. I have the luxury of having the MH in a garage so I can work in any weather, but the liquid works best when applied at above 60 degrees.
