I am sure the answer is it depends but I am trying to get a idea of how many tubes it takes to reseal a 25 foot roof with 2 vents, antenna, skylight, a few vent tubes and the front and back edges.

Yeah, $300 for all that work sounds reasonable. Good luck with it, Jim!

I've used about 2 1/2 tubes of Dicor all together on my '97 5er with a 31' 10" roof in all these years.
I do a roof check twice a year mostly looking for tears or broken roof jacks and other fixtures up there.
I have no idea what type sealant was used but I never bother it unless its loose.

Are you going to scrape all and reapply new? 2 to 4 tubes would be enough for a day then evaluate.

Just wiping clean and going over the cracks or weak spots like I do? One tube is fine.

I agree. If you are ordering Dicor online and can't buy it locally, get an extra tube or two.

Also, consider using Eternabond on edges and seams if possible.

Thank you.

I haven't been allowed up there in a while so I am sure it needs a scrape and reapply.

Since posting I talked to the shop we use and for chits and giggles asked how much for a reseal. It's $100 for cleaning, treating, scraping and reseal. I'll take it I said.

Then I asked if while they were up there could they pull the barely used A/C and would they trade it for a vent. He said he would pull the A/C and put in a fantastic fan vent and we will call it even. I said sounds good to me as I am replacing it with a 12000 BTU variable speed portable.

While we were setting it up I thought the tires and wheels weigh more than my 10 pound limit allows, so how much? $100 per axle including checking everything, cleaning, new seals and packing the bearings.

So for $300 I am pretty thrilled. Tomorrow I'll ask about flipping the axles while they are tore down. I would have enjoyed all of it before my legs went numb and they took all my toys away. ๐Ÿ˜ž

I used 10 tubes on a 17' roof. That was escape hatch, standard vent, fridge vent, 2 tank vents, TV and radio antenna, skylight, and front and rear trim strips. All on new rubber.

I may have over done it a bit, but better more than less when sealing a roof.

Usually 1 to 1.5 for touch ups in the spring.
