New roof or not.....

I need some advice......Newbie here and on our second trip with our travel trailer I had a little run in with a tree next to a dump station. Long story short is it bent by gutter and damaged the side of my TPO roof. ( still sick about this.....) I have talked to several service centers in my area and I am getting mixed feedback. Some say replace the roof under an insurance claim b/c it is a new trailer. They said if it was an older trailer, just patch with dicor and tape. Others say just do the later and that I don't need a new roof. My question is about resale value if I fix myself. If I want to upgrade my trailer in 3-5 yrs or sell, won't a patchwork roof affect the price of my camper. Any thoughts/advice would be appreciated.

    It would for me. of course the opinions of those who have done it would be, Not at all. If I was looking at two used ones and one was taped up, I would buy the other one.

  • Thank you all for the feedback. I have Superflex non leveling caulk on the way and the Eternabond tape arrived yesterday (2"x50'), I thought about applying the tape to both sides of the trailer just to keep it even, I'm a symmetrical kind of guy. It is at the dealers currently to have an estimate for repairs just in case I want to make a claim, so I was unable to take a pic. The 2" tape would more than cover the damage and then caulk the edges is what was recommended by the roof manufacturer. (alpha) The dealer mentioned a new roof is likely but the final estimate has not come back yet.

    I am torn.(no pun intended) I personally would not want to buy a TT with a known roof problem/fix. Also, when I talked to my insurance guy he said that it should not affect my rates if I file a claim. Famous last words! If I trade in the trailer in a few years with Eternabond tape on the sides of the roof, will that effect the value of my trade?

    I am just trying to look at all the options here.........

  • There is a recent post of a guy who had a huge increase in his insurance rates due to a $1,600 claim last summer, and a claim 4 years prior.

    I would not want to face a huge increase in insurance due to something that can be repaired for say $50.

    You can buy a 6" wide roll that is 50' long, or even a 8" wide roll. I would guess that the repair can be done with less than 1' long, and might need 4" wide - 8" wide depending on your damage.

    You might want to wait until the trailer is 3-4 years old then explain to the insurance agent and tell them that the roof was damaged on a trip, and get 'all' the repairs done at once, just before selling the RV. Chances are that you are going to have one more damage in the meantime. You can always state that you had a temporary repair installed while on a long trip.

    Or sell the RV with the small patch.

    As stated above, some RV owners are installing 4" Eternabond over all the seams around their RV. You could buy 150' of the 4" eternabond for less than the cost of filling a 35 gallon tank of gas. IF applied to all seams, then the next buyer will think this is the way to permanently cover all seams.

    That is your opinion. Others go in a different direction... they appreciate an owner that took care of their rig and did a better job of sealing the edges of the roof than using caulk.

  • If you are worried about resale value in the next couple of years, you should see about having the roof replaced under an insurance claim. That leaves nothing for the new buyer to worry about.

    The OTHER option is to run Eternabond tape around your 4 edge seams. A lot of people Eternabond the roof/wall joints, so it will be less obvious to a potential buyer that it was a repair.
  • If the roof is TPO and not EPDM a good as new repair can be done since TPO can be fused together unlike EPDM which can only have a patch glued onto it like a tire tube.
  • I had a friend in the exact same situation - new trailer still under warranty, TPO roof with a tear in it. :M Even though HE caused the damage by running into a tree limb his insurance company agreed to have the roof replaced and $8000 later it was done. He later sold that trailer to another friend of ours who 7 yrs later still has it but if the roof had simply been patched I doubt he'd have bought the trailer. If insurance will pay for a new roof I wouldn't simply patch it. JMO.
